Design Review — A Homeowner's Guide
 
 
 

Purpose
 
The Design Standards Committee helps neighbors exercise their own design choices while supporting an attractive and well-maintained neighborhood. Our goal is to protect property values and ensure improvements contribute positively to the community, while respecting each homeowner's autonomy.

If your plans aim to enhance the beauty of your home and lot while maintaining the natural, wooded character of Lanier Northwest, rest assured that aligns with our shared vision as neighbors.

The Controlling Document
 
The complete covenant language and filing requirements for every applicable section are available in Appendix A — Unified Standard Guide. Appendix A is the controlling reference for all covenant-based requirements. When conflicts arise between any guideline and the recorded Lanier Northwest Covenants, the Covenants control.

Additionally, all structures must comply with applicable state, county, and municipal zoning and building regulations, including setbacks, permits, usage restrictions, and erosion control.

Submitting Plans
 
Visit the Design Review Application page to submit your application digitally — the fastest and easiest way to get started. A printable version is also available for owners who prefer that option. Completed forms may be scanned and returned to laniernorthwest.hoa@gmail.com.

Q: What needs approval?
 
A: Any new construction, addition, structural modification, roofing, fencing, or exterior change. When in doubt, submit before you start. Appendix A outlines the specific requirements for each covenant section.

DSC Operational Guidelines 
 
The following guidelines describe how the DSC review and approval process works. They represent sound administrative practice designed to ensure a consistent, fair, and efficient review for every homeowner. Where any guideline conflicts with the recorded Lanier Northwest Covenants, the Covenants control.
  • Approvals are based on the specifications submitted in the application. Any changes to approved plans must be resubmitted for approval.
  • All improvements must be completed professionally and in a workmanlike manner.
  • Homeowners must keep their lots clean and organized during construction.
  • All submitted plans and materials will be permanently filed with the application.
  • Once approved, construction must commence within the following timeframes or the approval expires and a fresh application will be needed: Minor projects (fencing, outbuildings, mailboxes, and similar) — 90 days. Major projects (additions, new construction, roofing, and similar) — six months.
  • Major construction, new structures, and additions should be completed within one year.
  • Please note that DSC approval covers aesthetic and covenant compliance only — homeowners remain responsible for obtaining all required permits and ensuring work meets applicable safety codes.
  • If approval is not granted or denied within 30 days of a properly submitted application, the request is automatically approved per the Lanier Northwest Covenants.
  • Design Committee members will recuse themselves from voting on matters involving their own property.
A Few Neighborly Suggestions 
 
The following are not covenant requirements — they are simply the kind of considerations that keep Lanier Northwest a great place to live.
  • Trees are one of the defining features of our community. Before removing a significant number, consider the impact on the natural character of your lot and the neighborhood.
  • Debris from tree removal or construction should be cleared in a timely manner.
  • When choosing exterior paint colors, consider the character of the surrounding homes.
  • Bring trash cans in promptly after collection day.
Violation Procedures
  • A violation notice will be issued stating the issue and required corrective action.
  • A deadline will be provided for resolution.
  • Homeowners may request an extension in writing; if granted, a new deadline will be provided.
  • If the issue remains unresolved, the Board may take additional action in accordance with the bylaws.
  • Homeowners have the right to appeal any Board or committee decision within 30 days of receiving written notice. Appeals must be submitted in writing to the Board. Full details of the appeals process are outlined in the Association Bylaws.
