Welcome to Lanier Northwest!
 
The homeowners' association (HOA) is dedicated to maintaining a beautiful, safe, and thriving community. Below, you’ll find important information regarding HOA membership, fees, and responsibilities for new homeowners and real estate professionals.
 
Action Required for New Homeowners
 
To activate your HOA membership, all new homeowners must complete registration. Click the “Register” button below to get started.
 
 
Mandatory HOA Membership & Fees
 
Lanier Northwest is a mandatory HOA community, meaning all homeowners are required to be members and comply with HOA guidelines.
 
Initiation Fee
 
A one-time initiation fee of $300.00 is required at closing. This fee covers:
  • Administrative costs: Processing ownership transfers and maintaining HOA records
  • Legal and compliance expenses: Ensuring adherence to governing documents and regulations
  • Operational expenses: Covering HOA record-keeping and communications
Annual HOA Dues
 
Each homeowner must pay annual dues of $100.00 per lot owned. Payments are due by December 31 each year. These dues support:
  • Maintenance of the community entrance sign and landscaping
  • Insurance and administrative costs (including liability and directors & officers insurance, legal fees, accounting)
  • Enforcement of community standards and compliance with HOA covenants
  • Community communications, meetings, notices, and neighborhood updates

To ensure a smooth transition into the community, we encourage new homeowners and real estate agents to review the following documents:
 
HOA Covenants
 
These covenants are the community’s foundational restrictions and obligations. They outline essential rules, property usages, and requirements all homeowners must follow to help maintain the quality and harmony of the neighborhood.
Note: The Amendment filed February 11, 2025 unified the two sets of restrictive covenants into a single governing document now referred to as the Lanier Northwest Covenants. Where the two original documents differ in the Ninth Paragraph, the Block B covenants control. The Unified Standard Guide (Appendix A) reflects the covenants as unified and is the recommended reference for all current requirements.
Design Review — A Homeowner's Guide
 
Our Design Review — A Homeowner's Guide walks you through the process of planning and submitting improvements to your home. It explains how the Design Standards Committee works, what requires prior approval, and how to submit an application. For the complete covenant language and specific filing requirements, see the Unified Standard Guide (Appendix A).
Bylaws
 
The HOA Bylaws outline how the association is managed and operated. They cover important topics like board structure, elections, meeting procedures, and member voting rights. These rules guide the day-to-day business of the association and help ensure smooth and transparent governance
Property Maps & Plat Records
 
The original subdivision plat is the legally recorded boundary reference for Lanier Northwest and controls in all covenant and property line matters.
The Hall County tax maps below are provided for general reference and address identification only. 
 
Realtor & Buyer Responsibilities
  • Real estate agents should inform potential buyers of the HOA membership requirement and associated fees.
  • We encourage buyers to review the HOA documents before closing to fully understand the community rules and financial responsibilities.
  • Exterior modifications may require prior written approval from the Design Standards Committee. Please review the Design Review — A Homeowner's Guide and Appendix A before beginning any work.
  • New homeowners are required to complete registration by clicking the "Register" button below to activate their membership and stay connected to the community.
 
Account Status for Closings
 
If you need to verify a homeowner’s current dues status for closing or refinancing purposes, please use the Contact HOA form in the sidebar. We will review the homeowner’s account and provide up-to-date financial information, including any outstanding balances, interest, or fees.
