Design Standards Committee

Purpose
 
The Design Standards Committee helps neighbors exercise their own design choices while supporting an attractive and well-maintained neighborhood. These guidelines are intended to protect property values and ensure improvements contribute positively to the community, while respecting each homeowner’s autonomy.
 
Our guidelines are aligned with the Covenants and applicable state, county, and municipal regulations, including zoning, building codes, and permits. When conflicts arise, the Covenants and official regulations take precedence.
 
Key Guidelines Overview

New Home Construction
  • Design Standards Committee approval required for all new homes.
  • Minimum size: 1,500 sq. ft.
  • Plans must include structure location, floor plans, elevations, and exterior color samples.
Additions
  • Approval required for any addition to the main dwelling.
  • Materials should complement the existing structure.
  • Approval is primarily for aesthetic purposes.
Home Appearance & Maintenance
  • Maintain the exterior of all structures, including paint, trim, and roofing.
  • Lawns should be kept tidy; damaged structures repaired promptly.
  • Exterior paint changes that significantly alter appearance require HOA approval.
Fencing
  • All new fences or modifications require approval.
  • Fence height: 3–6 feet; styles: picket, privacy, shadowbox, split rail.
  • Chain-link fences are not allowed.
Landscaping
  • Tree cutting should consider the natural beauty of the property.
  • Debris must be removed promptly.
Tenant Compliance
  • Homeowners are responsible for tenant adherence to HOA rules.
Rubbish & Debris
  • Trash must be removed promptly; offensive odors are prohibited.
  • Consider neighbors when placing trash cans.
Violation Procedures
  • Homeowner receives a notice with required actions and a deadline.
  • Extensions may be requested in writing.
  • Fines may be applied if unresolved, per the bylaws.

A: Any new builds, additions, exterior paint changes, fencing, or landscaping updates — submit before starting work.
