PURPOSE
The Design Standards Committee helps neighbors exercise their own design choices while supporting an attractive and well-maintained neighborhood. Our goal is to protect property values and ensure improvements contribute positively to the community, while respecting each homeowner's autonomy.
If your plans aim to enhance the beauty of your home and lot while maintaining the natural, wooded character of Lanier Northwest, rest assured that aligns with our shared vision as neighbors.
HOW GOVERNANCE WORKS: THE TWO ADMINISTRATIVE TRIGGERS
To maintain fairness, transparency, and objective oversight across Lanier Northwest, the Association manages all architectural, design, and covenant enforcement matters strictly through two digital administrative triggers defined in Appendix A — Unified Standard Guide1. Trigger One — Prior written DSC approval is required before work begins. Submissions must be submitted through the official DSC Design Review Portal using the online application form and are evaluated strictly against the Appendix A: Unified Standard Guide.
2. Trigger Two — A formal complaint, submitted via the official Covenant Complaint Portal, is the required administrative procedure to initiate an enforcement review. Informal communications—including verbal comments, text messages, or general emails—do not initiate an official review.
THE CONTROLLING DOCUMENT
- Controlling Reference: Appendix A and the recorded Lanier Northwest Covenants are the controlling references for all property requirements. When conflicts arise, the Covenants control.
- Government & Code Compliance: All structures must comply with applicable state, county, and municipal zoning/building regulations (setbacks, permits, usage, erosion control). DSC approval does not replace required county permits.
SUBMITTING PLANS / FAQ
Q: What needs approval?
A: Any new construction, addition, structural modification, roofing, fencing, or exterior change. When in doubt, submit before you start. Appendix A outlines the specific requirements for each category.
